The vacancy rates for both metro and non-metro rental units remain extremely low in Chittenden Couny, leaving renters with little housing choice and upward pressure on rents. Why Is This Important?
In general, a healthy rental market should have a vacancy rate between 3% and 5%. The metro and non-metro vacancy rates for Chittenden County are far below that target, leaving renters with little choice and upward pressure on rents.
Note on Methodology
Allen and Brooks conducts a vacancy survey in June and December of each year. The current vacancy rate is an average of the June and December counts. The survey only considers market rate apartments and age-restricted apartment. Senior living facilities which offer meals and other services are not included.
